Location

This traditional Alentejan farmhouse is situated off a Roman road in the Parque Natural da Serra de São Mamede, near the medieval village of Marvão, in the north-eastern corner of the Alentejo region of Portugal. The nearest neighbours are more than 100 metres away. It is very quiet but a short drive to shops, schools, doctors, etc. It is near the medieval town of Marvao with its stunning views across Spain and Portugal. For large supermarkets there is Portalegre about 15km to the south. The nearest airport is Lisbon, approx 2 1/2hrs away.

The Property

The house is made of 70cm thick stone walls, with a new, well insulated roof and double glazing throughout. Generously proportioned rooms and fully glazed doors give the property a feeling of space. Where possible, original features, beams and stone floors have been retained throughout and sympathetic uses of natural materials have been used to complement this. All ceilings are beamed except for the sitting room. All outside windows have shutters.

Water for the house is from a filtered borehole and there is also a pumped well, 3 small natural ponds, which always have water and 2 small streams, one of which flows all year. The borehole is plumbed to extend its use for a pool and irrigation.

KitchenThe property has mains electricity, gas by cylinder and the telephone is connected, on which ADSL broadband is available.

The house has a large kitchen breakfast room (6m 90 x 3m 90) featuring a high beamed ceiling. Steps lead down from the kitchen to the cosy dining room (4m 40 x 3m 40). The spacious sitting room (5m x 5m 90), with wood burning stove, opens out to the garden.

Marble stairs, with a handrail reclaimed from old beams, lead up to a mezzanine office area with views out across the garden. Two large double bedrooms (5m 80 x 5m and 3m 80 x 4m 50) are accessed from this, both have en-suite shower rooms and high beamed ceilings.

A door leads from the kitchen to a large garage with workshop (8m 50 x 5m 90), which houses the gas boiler, and a utility room (3m 30 x 1m 70). There is no central heating as it was not needed, but the boiler has enough capacity for it to be installed. There are steps that lead up to the third bedroom/guest accommodation (5m 40 x 4m 70). This consists of a large double bed sitting room with en-suite shower room and a dressing room, which could easily be converted to a kitchenette. There is another door which leads out to the side of the property. The guest suite could easily be used for self-contained letting. At least €40 per night or €200 per week are usually charged for bed and breakfast. The roof terrace over the garage gives beautiful views down the valley.

The Grounds

The gardenThe house sits in 3 hectares (approx 7.5 acres) of very attractive grounds, with olive, cork oak, fruit trees and a vineyard. There are 3 small ruins and 2 pig houses, which could be used for animals or storage, or converted to accommodation with the necessary planning permission. There is also a well, 3 small natural ponds which always have water and 2 small streams, one of which flows all year. There are many natural rock formations on the land and an abundance of wild spring flowers and birds, along with stunning views down the valley. A 3m x 3m plunge pool is perfect for cooling off in.
